Innovative Property Management, LLC is a full service property management company.  We specialize in the management and leasing of both residential and commercial property.

Our services are designed to free property owners from tasks and responsibilities beyond their desired level of involvement.  The retention of existing tenants, aggressive marketing, and challenging vendors to provide superior service at competitive rates are the major keys to improving our effectiveness and the bottom line for our owners.

Our services are designed to take care of the everyday needs of your property.  This gives you the adequate time to govern the affairs of your individual properties, make decisions, and then allow us to take care of all the work for you.  After all, your time is valuable, and it is our desire to assist you as much as possible and keep the affairs of your property running smoothly. 

CLIENT DRIVEN ORGANIZATION
Innovative Property Management has developed its services to insure the satisfaction of our clients.  All suggestions and comments are welcomed and considered for refinement and possible implementation.  We pride ourselves in our ability to provide custom professional property management services to match the particular needs of your property while facilitating and maintaining the communication link between the management company and the tenant.

RENTAL/LEASING SERVICES
Innovative Property Management undertakes all renting of client’s properties at a reduced cost.  We advertise using local newspapers, internet, and our website.  Our database is updated regularly.  We also offer third party and/or one time rental service.  If your tenant is looking to rent a house, condo, apartment, duplex…call our expert property managers to see what we have available.

LEASE PAYMENT COLLECTION
Monthly lease payment collection includes verification of payment, follow-up on any delinquencies and working with attorneys on the eviction of tenants as needed.  Prompt lease payments are expected and monitored closely.  All lease payments are independently confirmed and reconciled monthly by Innovative Property Management employees to ensure that all potential income is properly accounted for.

GENERAL FINANCIAL CONTROLS
Innovative Property Management uses extensive financial control systems to safeguard the funds of each client and provides complete and accurate accounting systems.  All books and records are available for auditing any time during the year by professional auditing firms or by you, the property owner.

  • A complete and separate bank account and set of books are maintained for each property in accordance with state approved accounting principles.

  • Each bank account is reconciled monthly and statements are provided to the owner for review.

  • Multi-tiered process of expenditure approval is monitored and approved as desired by each owner

  • Separation of authority to disperse funds - no single individual has both the ability to process and approve expenditures.

  • Excellent audit trails and record-keeping to meet the needs of all clients.

  • Complete financial statements and detailed expense registers.

OPERATING BUDGETS
Operating budgets are prepared annually, at your request, in order to forecast the operating performance and cash flow, plan for any major maintenance expenditures and provide a month-by-month operating plan for the ensuing fiscal year.  Any significant variances from this operating budget are reported and explained to the owner as part of our regular monthly financial reports.

MAINTENANCE
The goal of our professional property management team is to maximize the long-term return on investment from each property.  In our experience, expenses incurred in maintaining property in superior condition are more than compensated for by higher property values.  Each property is different, however, and determining that level of maintenance which is appropriate must be done on an individual basis and approved by you, the owner.

To maximize service standards and response time, Innovative Property Management retains an in-house maintenance department that is readily available to resolve minor maintenance and repair issues, assist with bid solicitation, and supervise third party vendors while on the property.



We are capable of handling all repairs, maintenance and emergencies as needed due to our complete staff.  We can handle upgrades and renovations as well.

Because of the volume and constant business that we are able to provide to our vendors, Innovative Property Management is able to obtain substantial discounts on services provided for each property.  However, many property owners have good qualified vendors or contractors that perform quality services.  We are happy to continue utilizing those services as desired by the property owner.

MAINTENANCE SERVICES INCLUDED

  • Provide on-site inspections as needed or requested by the owner.
  • Maintain the interior and exterior of the property
  • Receive process and follow up on all concerns, complaints, questions, and/or maintenance problems received and facilitate repairs.
  • Obtain competitive bids for contracted services for the best price possible.
  • Provide 24-hour answering service for emergencies after hours.
  • Coordinate and follow up on all insurance claims and work with adjuster and repair persons.
  • Coordinate with local towing companies for the removal of vehicles in violation.
  • Supervise grounds and maintenance upkeep.

MAINTENANCE FEES
Innovative Property Management does not charge a service call fee.  Instead, we have set hourly rates and our clients enjoy considerable repair/expense savings as a result.  Our phones are answered 24 hours a day for maintenance emergencies.

Major maintenance and renovation programs such as asphalt work, exterior painting, roofing, exterior remodeling, and landscape renovations are typically coordinated by Innovative Property Management in conjunction with the owner.  Such projects are initiated only after discussion and approvals are given.  Contracts are awarded on the basis of multiple competitive bids and administered under the direct supervision of Innovative Property Management and the owner.
